Designing a community within a community
Redeveloping the 15-acre former Quincy Medical Center site into a multi-generational residential community with public open space in one of Quincy Center's great neighborhoods
In 2016 FoxRock Properties purchased the former Quincy Medical Center property atop Hospital Hill, overlooking Quincy Center. The hospital was abandoned but for the remaining emergency room, and the City held a "right of reverter" which complicated the redevelopment of the parcel. I joined FoxRock as a consultant during the acquisition process to manage public relations and the strategic redevelopment of the asset.
By leading a proactive community engagement process with the Hospital Hill Neighborhood Association FoxRock earned trust and support from the community as we spent 2017 evaluating all potential redevelopment scenarios (adaptive re-use, modern medical campus, high-density residential campus, lower-density residential campus).
In 2017 the property was down-zoned by the City Council with the support of FoxRock and the endorsement of the Neighborhood Association, setting the property on a path towards becoming a residential development.
Working with our incredible team of design consultants, I directed a master planning effort that included the preservation and re-use of the historically significant Administration building and the protection of Glendale Park as publicly accessible open space in perpetuity. The historic QMC Administration Building (with the previous hospital wing shown in the background) was adaptively re-purposed as the centerpiece of Ashlar Park, a 556,500 sq ft residential community overlooking Quincy Center and the Boston skyline.
